It is the number one cost effective way to find sellers find deals and get contracted deals out of the gates. And so I want to show you exactly how to step by step go through virtually driving for dollars, you can do this in any market, you only need one simple application. And that is deal machine. So I can tell you guys and show you guys exactly how you should be virtually driving for dollars. Now quickly, you can find yourself a deal. The two things you’re going to need, you are going to need your Google Maps, you are going to need deal machine and the reason being is deal machine is a great way to be able to add property to a list. The reason why this is virtually driving for dollars is you no longer actually physically have to drive around to take a look at these homes. The concept is you want to see the front of the home. So you can figure out whether this home is maintenance deferred or not. Okay, that you, you know whether you need to put some work into it. So for me, I want to be in a very specific area Phoenix, I love the area between the 51 and the 17. Even a little west of that. But the incanto district is great. maryvale is great. And so I’m going to choose an area that I want to be in, I’m going to go to Street View, right, so I chose Street View. And I’m gonna start zooming in a little bit. I’m taking this kind of at random, but obviously, you got maryvale high school here being around a high school, these areas are going to be great. They have plenty of upside here. And so I’m just going to pick this square block here right to really zoom in on and we are going to start searching for properties that I feel like might need some maintenance deferment, right so I take my little guy down here and I’m going to drop him on let’s say I drop him on acid long street let’s go Oh, whoa, whoa, I don’t know what just happened. But essentially he’s doing what I want it to do. I don’t know if it landed on the right street or not. But here we are. So this is quite literally what you do. So I took my little guy I dropped me right here on the street. So now I can technically been driving for dollars. This is a great home that I would tend to say has some maintenance deferment. We have a dead tree right here. The house is in terrible, you know, not knowing completely.
The other way not knowing completely. What’s going on with this window is kind of what I want to see here and then you can turn around. window looks fine. The roof looks like it might need a new roof. I like this, I would put this on my list. So this is simply 6213, West Monterey, I would take this, I would copy it, I would go over to deal machine, I then would put this in a map, I would hit that Monterey Phoenix owner. And then I have the property right here. Sandra is the owner. And I can add this to my list. As soon as I make sure that I found it right. So go add lead, boom. Now I have this on my list. Now that needed some maintenance, right. And so here you’re gonna see leads. So we did Monterey was the last one we just added to this one. So I have Monterey right here. It’s loading my leads, I’ve had a lot of leads in here, Monterey. As you can see right here, you can start mailers through here you can view the lead excetera. Right now, I just want to teach you guys how quickly you can do this, right? Because you can also skip trace this, right. So you can view this lead. You can skip trace it, you can call them, right, you can skip trace, skip trace the owner right here, I think it’s 12 cents, each skip trace will cost you 12 cents. So you skip trace right now, when you use promo code t slf. On this, when you sign up, they’ll start giving you discounts for things like this, and you’ll accrued discounts and tokens. So I just wanted you to see you can actually skip tracing here and call them right then right there. The very cool part about this app guys, is this an app you can have on your phone, you can be driving around, literally doing this or doing this anywhere. And you can call them right then and right there if you so wanted to skip trace this, okay, so I am going to just kind of move this over here. So again, that’s just one of the leads, I want to go back to map. And that’s just one of the leads. So now if I just kept driving down the street, let’s, uh, which way should we go? Let’s go this way. Right. I can also just kind of see what’s across the street here. Ooh. So I also like a lot of things like a lot of cars, you know, flat tires here, this may be something that I would maybe not quite as maintenance deferred, you know, but they maybe looks like new windows roof looks okay. It’s not terrible. But you know, anytime you have a lot of cars and a neighbor in it in front of a house, you maybe there’s a lot of people, maybe they need upgrade. So that could also be a possibility, I wanted to kind of take a look at this as obviously, anytime Look at this, this is great little maintenance deferred, right, you have your paint chipping off, and you’re not going to take care of it original windows, I would definitely write this as maintenance deferred as well. So I go again, cut and copy this address, and I go place it in our list builder, which is deal machine, boom, boom, I’m going to add that lead right here. Now, this is one way to virtually drive for dollars in this I love so i would i would have yourself or a team member go through. And remember, I basically chose this square block, right to drop in on this one big square block to drop in on. Right. And so that’s where I did it. And then I would have your team member go through the streets, right, and start adding all these homes to the lists that are maintenance deferred homes, that’s going to be your secret there. Now, once you have those maintenance stubborn homes, I would export them, right because you can go in here, you can go to your leads, have a decent amount of leads in here. And then you can do this and you can export right so you can add to a list. So you can create a list in here, right? You can skip trace all of them. You can import your list, you can add a lead from out of a different area. Or you can export your leads, right or you can export your leads. I also you can also mail them, right so you can mail them straight out of this application. The application is phenomenal guys. so in this case, there’s 25 leads selected, select all 74 we have 74 leads that we selected you can select them all but essentially you want to export the leads. Because guess what, no one else is doing door knocking the lead. So you should be door knocking this lead. So you can actually get in front of the seller and actually do what no one else is actually doing. Now, here’s another great addition to what we are currently doing. Let me share my screen again. So then let’s just say you go into the mapping part of deal machine. This is really, really cool, guys. Right. And so let’s just zoom out a little bit. So again, here’s Monterrey, I want to zoom out a little bit, I want to kind of get to a place where I’m in that kind of square block, like we were seeing on Google. Alright, so let’s just use Thomas and Osborn, 63rd and 59th. Right, let’s just use this little square block here, right? Not the same block. But let’s just use this for example. Then I want to go in and I want to do some highlights. So you click on highlight. And I want to only focus on absentee homeowners only focus on absentee homeowners, you click that here, you put press apply preset. And I want to see if anything in all look at all these absentee homeowners in the area. Look at all these haves and T homeowners in the area. I also want to do a different view. So I want to make sure I go in and I do satellite view. And then I want to zoom in here. Because this is awesome. Right? So now I essentially want to pin these four, I can click like I can click on this lead 6202 West Monterrey. Now, I’m not going to be able to zoom in enough on this application. But if I go over here, and I cut and copy, I can’t there, where is it? And cut and copy it somewhere? Well, just for sake of time, six, two. Are we close to Monterey or with Monterey Monterey boom 6202 I want to get my guy over here. And I just simply want to go 626202 Yeah, 6202 should be somewhere right there. So I want to drop my guy and I want to take a look at that house. Right? Boom. 6202 this homeowner is an absentee homeowner. It absolutely does not look like his maintenance deferred. I would not consider this a great property for maintenance deferment. Little unique no doubt. You see the little weird rocks that they’ve done here and they have some uniqueness to their yard. But definitely not something I’m like, Oh, this no one has been taken care of this home at all. Like next door. The fact that you see this paint peeling, it could be shadows, I guess that’s the shadows the tree but I would not say that. However, the fact that is absentee. As we all know, absentees right now tend to be landlords, a lot of landlords are looking to sell. So I actually would go back in here, and I would add that property to the list. Right? I would add this property to list even though it didn’t have maintenance deferred. I actually really liked that one, because it is an absentee homeowner, and you can go down the street or over like, you know, let’s go to Whitlock or hi Holly lock. So maybe let’s go check that out. 6215 Holly lock, let’s go back over here. Let’s back out of here. And then Holly locks right over here. six, two, what was it one five? I want to say. So right here, this is the address. Let’s take my little guy. plop them down right in front of our desired home that we want to look
at. Which is not that we get there. We might have jumped a little Yeah, I think that’s right. So maybe they’re 6215 Holly lock. Again, not terribly maintenance deferred. I would say in general. You know, the yard looks like it’s overrun. I would say they haven’t really been up keeping the yard. That is a sign To me that, you know, someone’s not really taking care of the house the way that they should. It doesn’t mean, you know, 100%, that this is something that’s going to be a, you know, a great lead is what I’m saying is not terribly rundown. But yeah, you know, the yard is overrun, that is one of the characteristics I look for when I look for a property that is maintenance deferred. So I go right back in here, and I will take six to one five, you know, add that to my lease, now you’re layering on, whether it has maintenance deferment or not, and the fact that is absentee. And then on top of all that, then you can do what I’ve suggested on the front end of this training, which will be just keep driving down the street, right, drive down the street, and start looking, see what people are doing. Any maintenance for a little unique with this little a frame door? Definitely not maintenance deferred. So maybe not the ideal unless it was on the absentee list.
What do we got here, this
looks a little unique over here. I guess there’s some walkway of some sort. So, again, coming down, here’s a unique little scenario with the coloring of the house. So it looks like probably some level of remodel was done. nothing terribly maintenance suffered. So you just keep on going. Right? So you keep going through this process, partly through Google Maps, partly through the fact that you already have targeted properties like this one on flower Street. So let’s go over to flower Street and see what that little guy looks like. Like partly. You can do it based around the fact that you know that they are absentee. So I want to think sort of here flower street’s take my old guy, plop, right down there, look at all that 610961096 This is 6109. Now look at that, again, like facia not painted, fully original windows, they look like they enclose the garage here, there is a bunch of I want to say satellites, it’s not satellites, solar cheese minis. But look, I mean, they don’t take care of the yard at all. There’s nothing really here. It’s not terribly well kept up the facial looks like it all needs to be replaced. So I would say hey, this is enough for me to make a call. Why don’t we add this and it’s an absentee. Why don’t we add this lead to our list. And then you know what, right now let’s just skip trace it and give them a call. Right? You skip trace is 12 cents, and then you can give them a call right so I have a bunch of credits. So I can skip trace this. And you can see real quick there was a peel box is the mailing address was which can be typical for landlords, and then we added four phone numbers and one additional phone number. So now I can start calling them so I can go ahead and start dialing right so I have four phone numbers here if I want to call here the phone numbers, disconnected, connected, disconnected, and then I thought they said they added one more. Oh, here’s the main one. This is the main one connected. So I’m going to start dialing right there. See if I actually can get a homeowner that is actually ready to sell an absentee landlord and is maintenance deferred, highly valuable deal. This is how you do driving for dollars. Ultimately you’re going to add all these the list if you don’t want the to see them right here. And then you can go back to your leads you again pull all of your leads you bringing them over to batch skip tracing, comm use promo code t s o f, you just can sign up right here.
