Now there’s all different motivation levels, I would tell you and so a lot of people say motivated seller, well, there’s extremely motivated, like desperate to sell and then there’s pretty motivated and then there’s not really motivated and then there’s just not interested in selling. Now again, the question is, what are the three main lists or sources that I’m currently getting deals that I highly suggest you guys to follow? Well, first and foremost, right now out of the gate, we are doing very well on privy The website is www.privytsof.com. It is a resource online that you actually are able to use to work MLS deals in multiple markets. Now I know some of you are thinking right now. Well, that’s not off market and I’ve been told to do off market. Well, I’m not telling you, you’re totally wrong. In fact, I’m going to give you a couple of lists right now to work off market. But roughly three to five deals a week, I’m actually getting done on market and it’s because they’re still motivated sellers. So I have conversations with the realtor. I figure out whether the realtor is going to represent me or not whether I need to be represented by a realtor or not. Or if I can just come in unrepresented. What we’re seeing is we’re contracting anywhere from one to two every single day and we’re closing three to five deals through this one strategy right now. Absentee homeowners are typically landlords, sometimes they don’t even have tenants in that’s the ideal scenario. They’re sick and tired of being a landlord. That house is vacant, so they’re not collecting any rents. There’s too many issues to repair they can’t financially deal with it. This is the number one list absentee homeowners, the very best place to get each and every list you possibly would ever want. And this is the notice of default or pre foreclosure list, we are actively starting to see people not being able to afford their home. And that should be triggering you to be trying to reach out to them. Now this is not going to be your biggest list. And I do not believe there’s going to be a massive foreclosure wave I just don’t. Blackstone, for example, just went and raised $50 billion to buy real estate. So I’m telling you, I don’t believe there’s going to be this wave of foreclosures, like so many people have said there will be but there will be people in financial hardship that are starting to miss payments or not pay their taxes. Now the pre foreclosure list is about their mortgage. But if you want me to sprinkle in one extra list for you, as a bonus, I would say the tax lien list would be the next reason being is the taxes and the first position loan. They have the highest reasons in ability to foreclose on somebody. So if someone has not paid their taxes or if they’re not currently paying their loan, those are going to be incredibly motivated sellers. So those are the avenues that I go after highly motivated sellers. There’s a gradient of motivation, and you’re gonna find the A, B, C’s and D’s all throughout these lists.
